Rental Policies

The form below will be emailed to you at the time of booking and is required to be signed and returned by all renters at least 30 days prior to arrival.

The Mariner Guest Reservation Agreement


Reservation Payments: An advance payment of 25% of the rental charge is required to confirm all reservations.  If payment is declined, your reservation will not be confirmed.  The remaining balance of the rental payment and all applicable taxes must be paid no less than 30 days prior to your arrival.  The Mariner will charge the remaining balance to the credit card on file on the due date, unless other arrangements for advance payments are made.  State and local tax are subject to change without notice. Payments accepted are by credit card (MasterCard, Visa and Discover only).

Travel Insurance:  We recommend that you purchase travel insurance on the open market in the event of an emergency that would cause a nonrefundable cancelation.

Reservation Changes:  Changes to confirmed reservations outside of 30 days will result in a $90 dollar processing fee.  Changes including date changes and/or unit changes made within 30 days of your arrival will be treated as a cancellation and result in the forfeiture of all your payments. A new payment will be required to re-book a reservation.  During a named hurricane where evacuation by the state of Florida is required, rental charges will be returned.

Length of Stay:  A weekly minimum stay is required. 

Unit Assignments:  Unit assignments are not guaranteed and are subject to change without notice.  While we endeavor to accommodate all unit request and assignments, in the rare instance where a unit becomes unavailable for rental, we reserve the right to change the unit assignment.

Parking:  Each unit is allotted 2 parking spots.  Each renter will be given 2 parking passes that should be placed on the car’s dashboard or mirror for the designated rental period.  Alternate arrangements must be made for additional vehicles.  A $100 fee will be charged to the credit card on file should a car not have a parking pass.  Boats, RV’s, trailers, etc are not allowed in the parking lot.

Check In/Check Out:  Check in time is 4:00 PM.  Check out time is 10:00 AM.  

Linen/Housekeeping:  Your rental unit will be cleaned and inspected to quality standards prior to your arrival.  You are responsible for cleaning during your stay and leaving the unit in good condition.    Please treat your vacation rental unit with the same care you do your own home.  Laundry facilities are provided in some units, but not all.  However, there are laundry facilities on the even number floors.  Your individual unit will be stocked with a starter supply of kitchen and bath amenities.  Any extra items are the responsibility of the guest.  Bed linens and bath towels are furnished, and are not to be removed from the unit.  Beach towels are not provided.   Your unit will be inspected when you check out.  Any damages caused to the unit, its furnishings, or its contents will result in a charge to the credit card on file for the full amount needed to repair or replace any damages.

Pets:  Pets are not allowed on property unless previous arrangement has been made with the owner of the unit.  If evidence of a pet is found in a rental unit, you will be required to board the pet immediately and/or vacate the property with no refund of rental payments.  Additional charges will also be assessed for cleaning, disinfecting, and professional flea treatment.  The Mariner takes abuse of the laws meant to protect disabled individuals very seriously.  Fraudulent claims of entitlement to a service animal will be reported to the authorities, and such claims are punishable by a fine of up to $500, 60 days in jail, and 30 hours of community service, pursuant to Chapter 413,08(9), Florida Statues.

Smoking:  Smoking and vaping is prohibited in all rental units, elevators, and at the pool.  All other areas at The Mariner are available for smoking or vaping. You are required to clean up after yourself by discarding your cigarette butts (but not in the unit). Smoking and vaping in a rental unit will result in your being asked to vacate the unit immediately with no refund of rental payments, as well as charges being assessed for the necessary cleaning and deodorizing of the unit.

Age Restrictions:  The Mariner is a family-oriented facility.  The Mariner will not honor rentals or allow vacationing students or singles under the age of twenty-five (25) to book or check in unless accompanied by parents or a legal guardian. Identification for all persons checking in may be required.  Violators will be evicted and all rental payments forfeited.  Reservations made under false pretenses will be subject to forfeiture of advance payments and/or rental payments.

Rules and Regulations:  All guest are expected to abide by The Mariner’s Rules and Regulations and conduct themselves in an appropriate manner.  Destructive or disruptive behavior to The Mariner property or individuals will not be tolerated and could result in immediate eviction, loss of rental, and/or legal action.  In order to preserve The Mariner family environment please follow the guidelines below:

  1. Do not hang items from the balcony rails.
  2. Do not feed birds from the balcony.
  3. Do not throw items from the balconies or walkways.
  4. Adhere to the posted pool hours (10:00 PM closing).
  5. No glass or food at the pool.
  6. No music at the pool unless one has headphones.
  7. Children are not allowed to run on the walkways or play on the elevators.
  8. No planned events in the courtyard such as dinners or parties; one can rent the Kaiser Family Center for such events.
  9. All beach equipment must be stored in the designated beach storage area.  Please do not store any beach equipment in the courtyard, or in the walkways, or it is subject to being discarded by staff each morning.

Quiet Hours:  Quiet hours are between 10:00 PM and 9:00 AM.  Please remember that sound travels and may disturb others.  Please do not throw late night parties, play music, or otherwise act in an unreasonable manner during Quiet Hours or you are subject to being asked to leave.

Property Furnishings, Equipment, Utilities, etc.:  All rental units have fully equipped kitchens, televisions, and central heat and air condition.  The Mariner cannot guarantee these or other appliances and should an outage occur, we will do our best to have repairs completed in a timely manner.  No compensation will be given for temporary outage of electricity, water and cable.  Outages will be reported immediately, and every effort will be made to have them restored as soon as possible.  The Mariner makes every effort to be aware of neighboring construction and maintenance activities; however, there may be circumstances beyond our control.  The Mariner will make every effort to mitigate any inconvenience; however, no compensation will be given for such situation.

Unit Keys:  Unit Keys are provided at check in, and must be returned at check out.  A charge of $25 dollars plus tax will be charged to one’s card on file for each key lost, or not returned.  If you find yourself locked out of your home away from home, please call 850-492-1122 during business hours; after hours call 866-378-1099.

Check Out Procedures:  Upon your departure, we ask you to complete the following.

  1. Properly dispose of all garbage via the trash chutes, (boxes should be placed in the dumpsters located just north of the Kaiser Family Center and north of the office).
  2. Place dirty dishes in the dishwasher, and turn on.
  3. Pile towels on the floor in each bathroom.
  4. Place dirty sheets on top of each bed.
  5. Leave the property in neat condition, and return all furniture to its original location.
  6. Return 2 sets of keys to the office.
  7. If any item in a rental unit has been broken or abused, please notify the office of the incident, and you will be charged on the credit card on file.
  8. Failure to follow check out procedures may result in an additional charge to your card.

Check out time is 10:00 AM Central Time.  Violation of the checkout time will result in additional charges being billed to the card on file; up to $100 per hour after 10:00 AM.

Disclosure:  If an item has been left behind, please contact The Mariner’s office at 850-492-1122, and every effort will be made to return the item to you.  Shipping cost will be billed to the credit card on file. 

Number of Guests:  You may not exceed the number of guest identified below.

Guest Acknowledgement

I, the undersigned Guest/Renter, acknowledge that I have read the Guest/Rental Agreement in its entirety.  I understand the terms thereof and agree to be bound by the provisions herein.  I also acknowledge and agree that the owner and his/her agents, The Mariner, shall not be liable for any loss, damage, injury, accident, or delay which may be suffered by renter, renter’s family, children, licensees  by reason of (1) Renter’s failure to fulfill any condition of this agreement; (2) Renter’s failure to comply with any agreements imposed by the government authority; (3) Any judgement, lien, or other encumbrance filed against the rented property as a result of renter’s actions; (4) The negligent acts or omission of the owner or any of his/her agents; and the undersigned specifically releases the owner and his/her agents there from.
