Rental FAQ & Terms

RENOVATION: The Mariner has been undergoing a full and complete renovation since January 1, 2025. We expect renovations to be complete, including to our parking lot and landscaping, in April 2026. We plan even more changes this coming off-season including to our elevators. Please understand that when you arrive, there could be a hiccup here or there, as we navigate through the re-opening of the original vacation community on The Key. We believe you will love the changes we have made!

MINIMUM STAY: Minimum stay remains 7 nights, from Saturday to Saturday, during our peak summer season.

RATES: We use dynamic pricing to set our rates. This means pricing can adjust based on demand, time of year, and local events – similar to hotels and airlines. In addition, our units are grouped into tiers. Depending on the tier your selected unit falls into (based on features, layout, location, and upgrades), the price may be slightly higher or lower. This helps us offer options for different budgets while keeping pricing fair and competitive.

DEPOSITS, ETC: We charge a 25% deposit, as there are many others trying to book our community. This amount is nonrefundable as your reservation prevents another from booking the unit. We encourage you to obtain travel insurance. At 30 days before your reservation, we will charge your card on file for the remainder owed. If you book within 30 days, we charge the entire amount. Refunds within 30 days are allowed only if there is a mandatory evacuation order.

NOTICE: Rules, Policies, and Agreement Changes. The Owner/Property Manager reserves the right to amend, revise, or update the Rental Agreement, house rules, policies, and procedures at any time to ensure safety, compliance, or proper operation of the Property. Guests agree to comply with the most current version of all rules and policies in effect during their stay. Continued occupancy of the property constitutes acceptance of any such changes.
